Description
The Hemlock is a 297-unit mixed-use apartment community located in Greenwood that replaced a shuttered Safeway. Hemlock faced many challenges: its location on a Peat Zone (bog), 35’ of elevation between opposite corners of the site, excessive groundwater combined with dewatering restrictions, and inclusion of a 12,500sf single-user retail space in a declining retail market. Despite these complexities, the Hemlock is 79% leased at above-proforma rents and has secured the neighborhood’s desired retail tenant.
