Description
When two Seattle auto dealerships received lease terminations due to intense downtown development, the franchise owner was forced to search for property to develop new facilities. The need for a center-city site, the challenge of merging direct brand competitors into a single structure, and the desire to grow while leveraging the greatest efficiencies from new construction were all part of this project’s ambitious mission.
Combined, 11 acres were required. On only 2.5 acres in Seattle’s SODO industrial neighborhood, the vertically-stacked, dual-dealership design has improved operational efficiencies, enhanced customer experiences, and benefits from unprecedented exposure from the elevated decks of the state’s busiest freeway.
The 6-level, 405,000-square-foot structure is customized to demands of the auto sales and service industry, while offering an arrangement that adaptively accommodates myriad potential uses in the future, assuring the long-term viability of this real estate investment.
