LBA Realty teamed with Davis Property & Investment and Adolfson & Peterson Construction to successfully construct Portside Industrial Center, a 485,500-square-foot state-of-the-art industrial project in Fife, Washington. Located on 29 acres adjacent to I-5 and the Port of Tacoma, the six-building development was designed to take advantage of the increasing demand for institutional quality space in the south-end market. Project design focused on maximum flexibility for users while offering smaller users modern building amenities such as 30-foot clear height and ESFR sprinklering. The biggest challenge was re-designing and re-entitling to incorporate the City of Fife’s vision while also designing a project that would be cost competitive and desirable by today’s demanding users in the marketplace. Based on feedback and market-leading rents, Portside has far exceeded expectations; the project is nearly 100% leased nine months after construction completion.
