Multi-Family Residential of the Year
Description
Proctor Station is a multifamily development in the heart of Tacoma’s Proctor District designed to integrate into and activate the historical neighborhood. Proctor Station’s apartments include studios under 642 square feet to two-bedroom units more than 971 square feet. Construction began in May 2014 and was completed on schedule, opening on January 6, 2016. A failed water line two months before opening, requiring full demo to the studs of 40 units, was the largest challenge faced by the team. Despite the setback, it saw record-breaking lease up. Within its first seven months of occupancy, Proctor Station has achieved a 93 percent leased rate, an 83 percent occupancy rate, and a $.50/SF increase in rents from pro-forma. The building is managed by Edison47, which provides a high-quality leasing program and professional service to tenants. Melding new modern living with quaint old world village charm, Proctor Station invites tenants home.
