Description
Underwood Gartland Development has developed industrial buildings since 1993. Underwood Gartland 61 appealed to the manufacturing and distribution market with features including 2.25:1 parking ratios, 200' truck courts, 40 dock high doors, and 8 grade level doors. Its offices take advantage of the sweeping Puget Sound views and made it an ideal for the world headquarters of Electric Mirror and the principal north-end facility of CORT. With 24' clear height, 50'x50' column spacing, 30-foot candle lighting, extended concrete aprons, and upgraded insulation, the facility is designed for efficient manufacturing and distribution. Heavy landscaping and picnic areas ensured that this spec project never suffered a day of vacancy.
Converting a sand and gravel mine pit into a manufacturing facility has many challenges, largely related to soil fill and of operating next door to an ongoing mine. This project met those challenges and is 100% occupied and performing exactly as planned.
