Description
This 210,700-square-foot, double-loaded, concrete tilt-up warehouse/distribution center provides tenant flexibility with a 30-foot interior clear height and a higher quality truck court with 60-foot concrete truck aprons. Adjacent retail zoned land required cooperation with Pierce Transit on master planning. A 21-foot grade difference from street to truck court necessitated retaining walls to maximize usable land area. Other challenges included difficult multi-jurisdictional permitting, access issues, street widening and exceptionally wet winter construction conditions.
